- Find an experienced RE investor in your town (one that's been doing RE deals for 20+ years) and tell them you want to learn the business. You need to follow them around for a few months to learn some of what they know. Be generous -- buy them lunch, help them with their work, and ASK LOTS OF QUESTIONS!!! They'll likely be impressed that you want to learn from them and you'll avoid SO MANY mistakes that younger investors don't even know about.
- Don't be shy -- you have to talk to lots of people to win in this business. You also have to make offers (lots of offers) that others think are insultingly low -- I never pay market price and I've always come out OK.
- Qualify your Tenant Buyer to purchase on L/O.
